Important: Public Hearings Tuesday & Wednesday This Week For Signal Hill Development

Dear Sturbridge Lakes Homeowners:

Regarding the planned development at Signal Hill & Rt 73, click on the notice that the developer will appear at Voorhees Town Center before the Environmental Commission this Tuesday evening.

The Planning Board will then hear the application on Wednesday evening.

Concerned residents should attend both meetings.

If you are concerned about any aspect of the planned development, it would be a good first opportunity to appear at the environmental commission on Tuesday, to show the community is involved.

Tuesday is the environmental commission, so they are not involved with every aspect of the development. However, noise, vehicle exhaust, lighting and other pollution can affect nearby residences and our neighborhood.

This development would result in the backside of a strip mall facing into our neighborhood, and the developer wants permission for vehicles to travel behind the building.

There would also be a major exit into Signal Hill Drive across from the school.

It’s my understanding the developer plans only to have a 6′ vinyl fence at the rear of the property. Those are usually white.

Residents might ask the environmental commission for an 8 foot pressure treated wood fence, which would better block the development building from view, would have natural Earth tone colors, and keep back more noise, light and exhaust from cars.

This does NOT mean we accept the development being approved, but it will be good to make constructive suggestions at the environmental commission and later at the planning board in case it is approved.

Unless a lot of residents show up at BOTH these meetings and make well reasoned arguments, you are not going to get any relief from the current application.

So please try to politely make your voices heard at the Environmental Commission on Tuesday, and at the Planning Board Wednesday evening.

Please Note: Under the Open Public Meetings law, you are allowed to go in the back room on Tuesday at 630 PM, and QUIETLY observe the environmental commission as it caucuses before the meeting.

You also can attend the public meeting at 7 PM and address the Commission.

This opportunity again exists before the Planning Board on Wednesday evening.
