Dear Sturbridge Lakes Homeowners,
Today, you received a second mailing and enclosed “REVISED” ballots. There were several reasons for a second mailing and a rescheduled meeting date.
- One of the laws that governs New Jersey community associations, the Radburn Law, requires 14 days notice of the election and the ballot must be included with the election notice. The Radburn Law regulations take precedence over the Sturbridge bylaws (which only require a minimum of 5 days notice of a membership meeting). The first mailing did not provide proper notice.
- The Board was advised that per the regulations, space needs to be provided for write ins. You may write in two nominees per ballot however, only two nominees must be chosen, in total. If you chose to write in two (2) nominees, you must not vote for any additional nominees listed on the ballot.
- The term for the elected Trustees will be a three (3) year term. This was a typo and per our community bylaws, a third year is required.
- Last, for transparency reasons, candidate forms submitted by nominees were included in the second mailing unedited, as submitted without revision by the Board.
Please note that ONLY BALLOTS STATING “REVISED” will be tallied. The“ REVISED” ballot is the ballot that fulfills the above requirements. Although all members are invited to attend the Annual Meeting, we feel it’s important to notify all members. PLEASE MAIL ONE “REVISED” BALLOT PER HOME.
