SLA Meeting Message

Dear SLA Homeowners,

As your newly elected officials, we wanted to take this time to introduce the board to the
community.

We also wanted to share our short-term objectives for this year as we represent the best
interest of the community and our fellow neighbors. We have a busy season ahead and would like to share some insight on our approach addressing relevant community topics.
Monthly board meetings will continue virtually. It is important that the board and homeowners conduct association business in a professional and respectful manner.

As most of you know, William Mikolajczak was appointed as a Trustee this past November 2020 to fill a vacancy on the Board. In May 2020, the Radburn regulations that went into effect, which changed how community associations in New Jersey have to conduct elections. Those regulations require that any vacancy on the Board that has been filled by an appointee shall be subject to election within a year following such appointment. Since the Board did not want to conduct a special election for Will’s seat in November 2021 and then conduct the regular election the next month in December 2021, the Board determined the prudent course of action would be to conduct a special election as soon as possible in accordance with the Radburn regulations. As required by those regulations, the proper notices will go out shortly, with the anticipated special election taking place in early May.

Secondly, after very careful consideration, with community safety in mind, the board has agreed to phase the reopening of our outdoor amenities. In full transparency, we are informing you that there is no insurance coverage to protect or defend the Association against any alleged virus lawsuit. This would mean the Association would have to fund these unknown legal expenses through our current cash accounts. Because of this issue, community members will be asked to sign a liability waiver, before using the amenities, waiving their right to legally pursue SLA in any liability claims.

In addition, in an effort to mitigate the risk of transmission of the virus, owners will be required to adhere to the Rules and Regulations for usage for our SLA amenities. The beach, the ballfields, the playgrounds, the tennis courts, and the basketball courts each will have rules and regulations that apply to them specifically. Once we finalize these plans, we will provide further information.

As we continue to evolve, effectively communicating with you remains our mission. Other noteworthy discussion items from the last meeting will be presented in the draft of the minutes attached below. The minutes are a draft and will be finalized prior to and approved at our next open meeting.

We reached out to Voorhees Township about repairing Battery Hill Drive by the pump station. This work will be completed some time next week.
