Senior Living/Mental Health Facility

There is a proposal coming before the Voorhees Zoning Board, to construct a senior living/mental health facility, on the lot directly in front of Signal Hill School and its playground.

Please Register and attend the Zoning Board Zoom Hearing on a Senior Living Establishment with a Mental Care Facility on April 28th at 7PM.

The proposal includes an entrance on Signal Hill Drive, where we already have a significant traffic problem.

SLA opposes this proposal, and will attend the hearing. However, the only way to stop the project is for homeowners to appear and express their opposition on the record.

The proposal includes a request for numerous notable variances, which include:

A senior living facility is not expressly permitted in the MB District. A d-1 use variance will be required.

The facility being proposed is far too large for the property and they are seeking numerous variances with regard to setbacks. Minimum front yard setback 50 ft-proposed 31.4 ft. Minimum side yard setback 50 ft-proposed 17.4 ft. Minimum rear yard setback 75 ft-proposed 69.1 ft.

They are proposing a 3 story building with a height of 47.9 feet. They maximum height allowed is 40 feet.

Proposed signage exceeds size.

The usually required buffer area will not be maintained.

A berm is required along Route 73, however one is not proposed, because the building is too large to allow it.

Maximum illumination should not exceed 0.2 foot candles and it appears light levels up to 1.7 light candles will spill over the property line.

They are planning to remove a forest of trees that currently protect the children at Signal Hill School from noise and air pollutants coming from Route 73.
